“The project was a great success. G&H’s communication with JJ Rhatigan and our client was excellent throughout the entire project. The management team on site were approachable and proactive.

“One of their major attributes from the onset was their transparency and honesty. Senior management were on hand to give technical advice in workshops and meetings. This instilled further confidence from all stakeholders as the project progressed. I am looking forward to working with G&H again in the near future.”

OVERVIEW

One Maidenhead is a 3.5-acre mixed-use scheme boasting 429 new homes across four tower blocks and 23,000 sq ft of commercial and amenity space.

CHALLENGE

Maidenhead is a key commuter hub and its multi-million-pound regeneration scheme needed a focal point. One Maidenhead, with its prominent apartment blocks and plethora of amenities, was designed to be the catalyst for the city’s transformation.

SOLUTION

Main contractor JJ Rhatigan appointed G&H to provide a comprehensive MEP build. This included:

  • Installation of 425 PV panels. Traditionally, ballast is used to hold the PV in place, however, due to the height of the tower blocks, the panels had to be mechanically fixed to the roof. There was limited roof space. To achieve the energy target, the PV panels were designed to face west and east, rather than south, and placed in close proximity to each other.
  • Providing cold water systems with sprinklers to all 429 apartments, and co-ordinating services within corridors and risers.
  • Smoke ventilators and sprinklers installed in the double level car park.
  • Working closely with the client and architect to coordinate the electric and water services in the amenity area and ensuring they fitted seamlessly with the architectural design.
  • Ensuring the 16,000 litre cold water tank fitted in its unique location under the entrance ramp to the car park. Space proved challenging but by amending and adjusting the designs and calculations, fitting a smaller tank, and identifying an adjacent room to fit the plant equipment, the desired outcome was achieved.
  • Future proofing the commercial unit with a gas supply, ventilation system, fans and ductwork.

RESULTS

Upon completion the mixed-use scheme has provided employment opportunities through office-based and leisure businesses and brands opening in the retail units. In addition, there are a plethora of community facilities. The new homes give people the opportunity to reside in the town centre where they can easily commute to London via the new Crossrail link at Maidenhead Station.
