OVERVIEW

Main contractor MYCO appointed G&H to support the refurbishment of Manchester’s
original skyscraper, Sunlight House, and transform the iconic Grade II-listed building into Grade A offices and bolster its sustainability credentials.

CHALLENGE

Working within a live, operational environment meant maintaining uninterrupted water and
electricity supplies while tenants continued working on levels four and five and retail units
remained open.

The building’s Grade II listing brought planning constraints, requiring close collaboration with
architects to develop detailed layouts and evaluations to support planning approval.

Its city centre location and limited space demanded meticulous logistics planning for moving large plant equipment without disruption.

SOLUTION

G&H delivered the full suite of MEP design and installation services to help the client achieve ambitious sustainability targets, including BREEAM Excellent and a 4-star NABERS rating.

Our scope included:

• Lighting and power systems with daylight dimming controls
• Lighting control integration linked to water systems to prevent wastage
• Fire alarm and access control systems
• Data infrastructure
• PV system installation
• Air conditioning
• Standalone extract ventilation systems
• Above-ground drainage and domestic pipework
• Building management system (BMS)
• New upgraded water tank and booster set, with a seamless transfer from the old system

Every element was coordinated with precision to preserve the building’s heritage features
while delivering modern efficiency.

RESULTS

Following a comprehensive refurbishment, Sunlight House provides tenants with a sustainably driven, amenity rich, best-in-class office space.

G&H in collaboration with MYCO has ensured Sunlight House has achieved its BREEAM and energy targets by installing solar PV, linking the water supply to the lighting controls to prevent water wastage, and daylight dimming on the lighting system. The selection of an efficient plant and development of live control systems contributes massively to the building meeting the NABERS accreditation.
